Slide 18:Sales Policy & Guidelines : RESERVATION FEE & BLOCKING OF UNIT: The reservation fee of Php 20,000 must be paid prior to the blocking of unit as specified in the approved Site Development and Construction Floor Plan The reservation fee is non-transferable and non-refundable The reservation fee is part of the Total Contract Price.

Slide 20:PROVISIONS FOR MOVE-IN: Building construction is completed Must have paid the following: a) Membership dues of the Homeowner’s Association b) Water connection fee c) If in-house financing (Plan A, B & C), must have paid at least 51% of the TCP and forwarded complete PDC’s for the balance. If Plan C5 (5 years) must have complied with all of the following: a) Must have paid at least 30% of the TCP with complete PDC’s for the balance. b) Have been credit approved and have paid the credit investigation fee. c) Have secured a SRI/MRI policy with accident & disability riders d) Have secured a Fire Insurance policy. If bank and other financing, must have fully paid the equity and the “LETTER OF GUARANTEE” or “LETTER OF UNDERTAKING” has been issued by the financing institution. Has signed the Certificate of Acceptance for his unit.

All brokers must make known to their buyers that the use and occupancy of La Guardia Flats Products shall be governed by the Deed of Restrictions duly registered and approved by the Housing & Land Use Regulatory Board Requests for alterations or deletions on the house purchased by the buyer will not be allowed. Any alteration and/or deletions should be made after turnover with the proper documents such as; Building, occupancy, electrical permits, etc. The buyer will secure himself such permits from the different government agencies concerned.
