Staging Consultation for17833 82nd Ave N, Maple Grove

Front of Home : 

Front of Home Lovely architecture and landscaping. The landscaping just needs cleaning up and weeding. I have a concern about a tripping hazard here. Removing the weeds and adding a fresh layer of mulch will complete the curb appeal!

Foyer : 

Foyer The foyer is the first impression, right now it’s pretty sterile. The small plant is overwhelmed by the space. We need to add interest and warm it up with a larger plant. Remove the area rug and let the hardwood floor shine!

Living Room : 

Living Room The living room needs better furniture placement, larger artwork and some green plants. I would remove the plum colored wing chair, it does not match the more contemporary pieces. Also needs accessories and window treatments to soften all the hard edges in the room. Need additional lighting to warm up and light the room

Dining Room : 

Dining Room A number of comments here; the style of the furniture and accessories lacks cohesion. Changing out the artwork and accessories, adding china and floral to the dining table will bring this room to life. Again, window treatments will soften the hard edges and make the room comfortable. Artwork is too small or hung too high. Too many styles -- traditional, oriental, contemporary., creates disharmony.

Family Room : 

Family Room Wonderful room! Same comment on the artwork, too small and hung incorrectly. Also, too much going on and too many focal points. What is the plan for the big TV? Can we move it to the lower level and stage that room as a media room? I would recommend rearranging the furniture, adding window treatments. Depersonalize the kitchen desk area by removing photos and clutter. Add a few accessories. Fireplace mantel needs art and accessories. Shade needs to be replaced.

Kitchen : 

Kitchen The kitchen needs some personality in the form of accessories. Remove all but the two black counter stools. Remove rugs and touch up the island where it’s damaged. Staging the counter with dinner ware and faux food will liven it up. Use the red color from the family room to accessorize.

Powder Room : 

Powder Room Well, I love this room! In fact, I have a similar theme in one of my bathrooms. My concern as a Stager, though, is that it is too individual for many buyers. Having said that, it’s a lot of work to strip wallpaper. If we keep the theme, let’s accessorize it a little to enhance the theme. We must find a way to store the clutter or buyers will see there is no storage at all in this room.

Laundry : 

Laundry Remove the items from the shelves to storage. Add a small top treatment to the window.

Lower Level : 

Lower Level I’d love to see the large amusement room staged as a media room by moving the TV from upstairs and adding a few pieces of furniture to suggest how this space could be used. The windlowless room could be staged as a home office. The bathroom needs to have the mirror hung and accessories added. The non-conforming bedroom needs to have the doors installed, finish the area around the breaker box and the window needs washing and a treatment to cover up the unfinished look of the lower level of the sill.

Master Bedroom : 

Master Bedroom This room should feel like a luxurious retreat. With the minimal furniture and lack of window treatments, it feels unfinished. Can the crib be moved to the empty bedroom? See the next page for how I would like to stage this room.

Master Bath : 

Master Bath Kitchens and baths sell homes, this room needs to feel like a spa retreat. Accessorize with plush towels and candles, remove clutter from vanities and water closet. Make sure shower doors have the lime scale removed. Window treatment are a must in this room. Change out the blue light for a soft white bulb.

Bedroom Two : 

Bedroom Two What a great room! We need better furniture placement, new bedding and – again – window treatments. Artwork is wrong here, as well.

Bedroom Two En Suite : 

Bedroom Two En Suite Can we restage this room with a more mature theme? I’d like to see it have a broader appeal. We also need to remove clutter from the vanity, as it makes it seem there is a lack of storage. Remove rugs and stickers from tub walls.

Bedroom Three : 

Bedroom Three Another great bedroom just waiting for a little personality and luxury. A little art, a little plush bedding, some window treatments and – voila – luxury guest room. Let’s be mindful of the view to the bath from this room, won’t it look better with a clutter free and accessorized vantiy?

Upper Level Bath : 

Upper Level Bath Remove clutter from vanity and toilet tank. Add accessories, candles and towels, scented soaps.

Bedroom Four : 

Bedroom Four We have a blank slate here! As mentioned before, ideally I’d love to see the crib moved into this room and stage it as the nursery, but this depends on the family.

Side and Back Yards : 

Side and Back Yards Weed, mulch, reseed and add edging for a move-in ready home.

Deck and Back of Home : 

Deck and Back of Home Repaint deck, remove lattice below deck. Add stair outside garage door to back yard and repair trim.

Conclusion : 

Conclusion This home has great architecture and space. It’s sparsely decorated with a complete lack of window treatments to add softness and texture. It also lacks meaningful accessories to tie things together and help them relate to one another. The artwork doesn’t relate to the style and size of the rooms and furniture and is improperly hung. It also lacks soft lighting in the form of lamps. The lack of a cohesive master design plan doesn’t allow the rooms to flow from one to another. All of this taken together makes the home sterile and cold, lacking in interest. People who tour this home will feel uncomfortable due to the lack of good design principles, even though they may not know why. It will be difficult for them to place themselves ‘in the picture.’ Our goal is to make them want to linger in the spaces. Unfinished projects and chores will send them out the door, looking for a property without a built in ‘to-do’ list. My recommendation would be to set a budget to purchase bedding and window treatments and for rental of accessories. I would also recommend a few pieces of rental furniture for the bedrooms and lower level to help buyers see how the space can be utilized. Don’t depend on their imagination! Window treatments can be rented, but since hardware is installed, it has to be purchased. I shop discount stores for the best priced items. Bedding can be rented for bedrooms not in use, otherwise it must be purchased. I can work up a more precise budget for you, if you wan,t for the purchase and rental of items. At a minimum, we need to rearrange all of the artwork , add accessories and rearrange furniture. I would also strongly recommend replacing all of the brass switch plates with plain white ones. This is a minimal investment, but the brass scream ‘1980’s.’

To Do List : 

To Do List Weed, seed and mulch lawn and landscaping. Replace brass switch plates. Replace shade in family room. Two windows in family room have broken seals; one torn screen. Clean or touch up vent in family room. Touch up corner of kitchen island. Screen door to deck is broken. Clean utility sink in laundry. Store clutter in al bathrooms. Master bath shower needs descaling. Remove decorations from tub walls in second bath. Replace blue light bulb in bath. Make sure all light fixtures in the home have fresh bulbs and give adequate lighting (dining room, third bath upstairs.) Move central vacuum hose and tools to store room. Touch up paint throughout house, including stairway to lower level. Address circuit breaker box and small window in lower level non-conforming bedroom. Remove all remaining carpet and construction materials to garage. Finish trim in lower level.
