DESIGN CRITERIA: Stop water damage in building Repair/replace exterior windows and doors Create usable space within convent for school functions Provide restrooms Provide access to all floors Provide ramp for ground level access Create space for parish activities but keep separate from school operations Upgrade utilities MASTER PLAN CONCEPTS: 1916 Convent Restoration shall consist of two phases dependent on funds. Phase 1: weatherproof exterior Phase 2: renovate interior space and construct new addition

Phase 1: Existing Issues: Water leaks at chimney penetrations and along north wall. Water leaks at low roof between Convent and Elementary building. Water from downspouts drain onto Balcony roof. Water leaks and spalling plaster at Balcony balustrade. Damaged/rotten wood windows and doors. Aluminum windows not original to building. Deflection in roof rafters. Dirt and mildew/mold on masonry. Some areas of masonry have not been re-pointed. SIDEWALK TO CHURCH & RECTORY TO HIGH SCHOOL Balcony

Phase 1: Proposed Scope of Work: Remove all asbestos materials (vinyl floor & mastic) Remove composite shingles and repair roof deck & framing. Install new metal roof. Correct swag in roof framing. Remove all chimneys and roof penetrations below roof. Remove sloped roof over existing flat roof and replace flat roof. Remove attached Computer Room between Convent and Elementary. Repair/replace built up roof at Balcony. Install new gutters and downspouts to direct water away from the building. Repair all damaged/rotten wood windows and doors. Convert operable windows to fixed. Replace all aluminum windows with wood windows at Balcony and north elevation Delay below-grade waterproofing at north and west sides of Convent until Phase 2. No below-grade waterproofing necessary at south and east sides of Convent. Miscellaneous plaster repair and repaint (balustrade).
