Insurance Taxes Utilities Home Owner Association Dues These items can add hundreds of dollars to your monthly payment It’s important to meet with a good lender that will show you how all of these expenses will affect your bottom line so you are comfortable with your final mortgage payment

Work with an honest REALTOR® This is the fun part! Now that you’ve decided you’re here to stay and your lender has explained to you what you can afford, you’re ready to look at houses.

Not quite. There’s still work left to do. The average real estate transaction takes 30-40 days. Why…? The Seller needs to disclose to you potential problems with the house and you need time to review those disclosures. The title company needs to conduct a title search and issue a commitment for title insurance Homeowner’s Insurance needs to be arranged Great…let’s move in! Settlement statements and loan documents need to be prepared and approved A Home Inspector needs to go to the property and review his findings with you You’ve found the perfect house and decide to make an offer! An appraiser needs to be scheduled to go to the property and do an appraisal Your loan needs to get final underwriting approval A copy of any restrictive covenants and information relating to a Home Owner’s Association needs to be obtained and reviewed OK, you get the idea. There’s a lot to do (we’d still need a lot more sticky notes). This is where your REALTOR® really becomes an asset for you. He’ll make sure all of these things are getting done. And the best part? Your REALTOR® provides all this help to you for FREE!
