Move-Out Basics Notice to Vacate Must provide a written 30 days notice to vacate Notice must be signed by service member or spouse with special housing power of attorney If terminating the lease early, resident responsible to pay termination fee equivalent to one month’s rent Termination fee waived if breaking the lease due to PCS orders or retiring from active duty military Schedule Your Final Move-Out Assessment Date and time cannot change once scheduled

Preparing for Final Assessment No ‘White-Glove’ Inspection Regularly cleaned home should require a simple wipe down, sweep and vacuum Forward Mail Visit the USPS website at https://moversguide.usps.com/ to forward your mail to your new address Personalization Home must be returned to original condition Changes to the home not approved by Tierra Vista in writing must be returned to its original condition or the resident will be financially responsible

Preparing for Final Assessment Bulk Pick-Up is the last Thursday of the month Items must be curbside and placed in a neat pile the night before NO bulk items, trash or personal belongings may be left curbside on the day of the final assessment If Bulk Pick-Up cannot be utilized prior to the final assessment Residents may dispose of bulk items or trash Monday thru Friday from 8:00 am to 4:00 pm by utilizing the 40 yard dumpster at the Maintenance Department

Preparing for Final Assessment Return All Keys & Remote Controls Place all keys (house, sliding glass door, mailbox, storage door, etc.) on kitchen countertop Place all remote controls (garage, fire places, ceiling fans, etc.) on kitchen countertop Trash Cans & Recycle Bins Must be emptied, cleaned and stored inside the garage with all lids open for the final assessment Cabinets Have all cabinets and drawers open for the final assessment

Final Assessment Process Assess Condition of Home Home in same condition as move-in, less normal wear and tear A list of damage and cleaning charges can be picked up at the Community Management Office or the form can be downloaded at http://www.tierra-vista.com/Current-Residents-Los-Angeles-AFB/Resident-Resources/Forms-Downloads Collect Balance Past due rent, damages, cleaning charges (if applicable) If service member is separating from military, rent for that month must be collected All balances or damage charges must be paid on final assessment day to out process

Cleaning Standards All cleaning standards are based on keeping a clean home frequently during the entire residency If maintained, resident should only need to follow the Move Out Guide when vacating the home Form can be downloaded at http://www.tierra-vista.com/Current-Residents-Los-Angeles-AFB/Resident-Resources/Forms-Downloads If not maintained on a frequent basis, additional work will be required beyond the Move Out Guide to vacate the home without charges

Cleaning Standards: Interior Walls, Ceilings, Baseboards & Doors Wipe down to remove cobwebs, grease and excessive dirt or debris Remove pen, pencil or crayon markings Remove tacks, borders and tape Keep in Mind Remove all ceiling hooks and nails Fill holes in walls, doors, or ceilings that exceed normal picture hanging holes Typically less than 1” x 1” Anything greater is considered damage

Paint Policy & Expectations Non Approved Colors and Finishes Alteration’s Request should have been approved prior to painting Ceilings and trim must remain original color Upon move-out, resident may choose to either: Return all painted surfaces to its original condition Pay .52¢ per square foot of painted surface, payable at move-out This price is subject to change without notice Residents in this category may request a pre-inspection for a quote

Basic Allowance for Housing (BAH) BAH is Paid in Arrears Rent due is determined by 30 calendar days even if there is less or more than 30 days in a calendar month We may receive your BAH for the portion of the month after move-out Allotment is stopped the last day of the month after move out

Refund Refund (if applicable) Refund check will be cut by the 5 th of the following month and will be mailed to the forwarding address listed on the written 30 Day Notice to Vacate If no forwarding address is listed, the refund check will be sent to the last known address Unpaid charges or uncollected damages will be subtracted before a refund is issued
