What is home staging? Home staging is NOTinterior decorating! Home staging is the art of preparinga property to sell so that it will appealto buyers and they will feel an emotional connection to the home

What does appeal to buyers? : 

What does appeal to buyers? Price Location Curb appeal Property size Homes’ amenities (garage, pool, etc.) Storage (attic, basement, closets, etc.) Emotional connection

“There’s never a second chance to make a good first impression!” : 

“There’s never a second chance to make a good first impression!” A potential home buyer has already made up their mind 15 seconds upon arrival. For best impressions, always bring clients through front door first!

Accentuate the positive! : 

Accentuate the positive! Home stagers look through the eyes of a buyer. Home staging brings out the positivefeatures in the home.

Downplay the negative : 

Downplay the negative Once the positive features are tackled,the negative ones get overlooked. FOR EXAMPLE: Turning a room’s attention to a great bay window maytake the attention away from the low, confined ceilings.

Focal Points Every home has a factor that makes it unique. What attracted you to your home? What features are buyers most likely to look for in a home? How can we accentuate those focal points?

The Interior Entry You are creating an image for the rest of the home Keep it neat and simple If the front entry is right into the living area, maintain the same attitude as if it were a separate foyer (FOR EXAMPLE: small mirror with table and light)

Achieving Room Balance A home that doesn’t have room balance has POOR flow.

Fireplace Grouping a conversational area around a fireplace draws the eye in, accessorize in odd numbers.

Hardwood/Marble Floors Remove all rugs, clean and polish thoroughly!

Bay Window/French Doors : 

Bay Window/French Doors Make the window your main focal point by placing a large piece of furniture in the bay area. Keep french doors free andclear for access.

Cabinetry/Woodwork : 

Cabinetry/Woodwork Keep open space shelving, use lighting, greenery, brass andglass accessories.

Mountain or Water Views : 

Mountain or Water Views Arrange furniture around view, open all draperies.

What if the home has NOfocal points? Keep it SIMPLE and NEUTRALIZE!

Working with Children and Pets : 

Working with Children and Pets Keep all toys in one general area, preferably child’s bedroom or playroom Remove loose toys from yard Hide pet dishes and litter boxesfor showings Air out house to remove pet odors If possible, homes should NOT be shownwith animals present

Last but not least….Repairs! : 

Last but not least….Repairs! Walk through the homewith the homeowner to seewhat necessary repairsneed to be made prior toshowings. Staged homes should bewell-maintained!
