There are three factors investors always want to maximize in any investment. Security (likelihood the investment will continue to perform at expected levels) Strong Cash Flow Strong Returns The Investor’s Trilemma is that with any traditional investment product, only 2 out of the 3 above factors can be met at any one time. It is nearly impossible to accomplish all three of these factors. Until now. Slide 9: Introducing the A.S.P.I.R.E Program Annuity Secured Passive Income Real Estate Annuity (noun): a contract or agreement by which one receives payments on an investment for a lifetime or specified number of years. A.S.P.I.R.E (acronym): A program that achieves passive income through fractional debt-free ownership of investment-grade real estate, which is leased to nationally rated tenants. It is totally transparent It offers strong cash flow It offers strong appreciation potential It is insured It is guaranteed It is passive and affordable through the A.S.P.I.R.E Program It can be acquired at bargain prices It offers tax shelter through depreciation It offers tax deferral It acts as a hedge against inflation Slide 11: What is an Absolute Triple Net Lease? An absolute triple net lease is a lease where the tenant bares all possible risk and expense to the property. The tenant also has the responsibility to rebuild the building if it is damaged or destroyed. This means that under ANY circumstance the tenant is obligated to pay the full rent and bare all expenses associated with the property. This is the safest and most comprehensive form of lease from the standpoint of the landlord. Land and Structure Vs Ground Lease Slide 12: Examples Slide 13: Self-Directed IRAs Self-Directed IRAs are pretty much what they sound like. A Self-Directed IRA allows an investor to hold alternative assets such as real estate, gold, diamonds, oil and other investments, in their retirement accounts. Instead of being stuck with mutual funds, stocks and bonds, investors can now re-position a portion of their retirement into Real Estate. Interesting Fact: There are currently $4.7 Trillion in retirement funds Slide 14: So what was this A.S.P.I.R.E business again? Let’s use a simple example. There is a Burger King for sale. It would be $1,700,000 for an individual to buy. Many people don’t have that kind of money laying around and in today’s economy, many are unable or unwilling to take on a large amount of debt. Enter the A.S.P.I.R.E program. 34 Investors contribute $50,000 each and the group purchases the property with NO DEBT There are ZERO landlord responsibilities and each fractional owner gets a check every month Slide 15: Evaluation of Owning Walgreens Stock VS Walgreens A.S.P.I.R.E This evaluation begins in July 2005 through present, assuming an investor had the choice between investing $235,000 in Walgreens Stock and $235,000 in a 1/20th A.S.P.I.R.E Walgreens product. VS Slide 16: Principal Value of Walgreens Stock In July 2005, the stock was at $45.33 per share. In July 2010,the stock is at $28.14 per share. This is a loss of principal value (excluding inflation) of $17.19 per share, or 38% of principal value. Of the $235,000 investment, there is a present value of $145,877.
