Indian Springs Ranch : 

Indian Springs Ranch The purpose of the architectural guidelines: To protect the integrity of the rolling Montana foothill landscape To create a subdivision with structural quality and aesthetic appeal, without dominating the natural landscape To provide long term investment and lifestyle value for both the residents and the community well into the future To achieve these objectives we have chosen a basis for our architectural guidelines so that the structures do not detract from the colors and topography of the natural landscape We restrict the use of primary colors and encourage the use of soft tones and colors that appear naturally in the surrounding environment Building materials should be a blend of natural products, wood, glass and stone with shakes, timbers, and logs used as tasteful accents

Indian Springs Ranch This is a very good example of a qualifying house design The garage entrance at the end of the house prevents it from dominating the overall structure The mix of textures in the wood siding materials is well done The porch is nicely covered with an appropriate overhanging roof The colors are very tasteful; the burgundy trim is not overdone The main house section is the maximum height at a storey and a half A more substantive landscaping feature between the house and garage would break up the visual length of the house-garage combination

Indian Springs Ranch This profile and the finishes are most suitable to our scheme The landscaping nicely breaks up the corners and overall length of the house and deck Although the garage doors dominate the front of the house, the color blends nicely, so the design is very acceptable

Indian Springs Ranch This house has a very nice profile with tasteful siding and appropriate roof texture and color Although the garage is front-facing, it would qualify in this case because, with the setback, it is not the dominant feature of the overall house appearance This is an early spring shot; we can see how the tree placement will compliment the house and the landscape very well when the trees are in full foliage The house would need to sit higher on the concrete foundation to prevent premature discoloration and frequent re-staining

Indian Springs Ranch This particular house features some great examples of tasteful covered balcony areas The timber frame accents are well done The mix of horizontal siding and shake upper areas provide a good contrast The height is on the edge of the acceptable range Two non conforming items are the color of the siding and the roofing material

Indian Springs Ranch This house and garage combination is a great design The balcony and railing designs are very nicely done Vinyl siding is unacceptable; acceptable materials include wood, hardy-plank, rock, glass, and limited stucco. The primary house color conforms, but trim and garage doors cannot be white Some planting and shrubbery between the entrance and garage area should break-up the overall length of the house.

Indian Springs Ranch This house fully conforms from a structural, design, and color perspective The garage should be rotated to face the side or back A landscape plan would be required for this property to help the house blend in to the environment, rather than standing out More tree and shrub planting areas near the corners of the buildings and the entranceway would provide some privacy and yet still be welcoming

Indian Springs Ranch The profile of this house is ideal: single story and shallow roof lines Extended overhangs are very well done The screened-in outside living area (at right) is a nice feature Natural wood railings and log accents have a strength impact The whole structure blends well into the landscape The metal roof, white window trim, and white doors are the only unacceptable characteristics

Indian Springs Ranch With a few minor changes this design would perfectly fit the values of Indian Springs subdivision The blue roof and trim color is inappropriate Neither the color nor the vinyl siding fit the guidelines The fence style is great, however a natural brown or greenish tinge finish would be required

Indian Springs Ranch This home style is very much in keeping with the ambiance of Indian Springs, in height, materials, and irregular features The sun flash characteristics and color of the metal roof are unacceptable The garage door color is also non-conforming

Indian Springs Ranch This building illustrates very well the blending of building materials, texture and color. The exterior is a good combination of wood, rock, and glass This particular building would probably not satisfy the height restrictions However, the basement walkout would fit on some lots at Indian Springs Ranch

Indian Springs Ranch This illustrates how effective landscaping can break up the full view of the house Planting beds and trees at corners of the house deflect the eye, create a roomor privacy area behind the planting beds and reduce structure’s visual impact. This particular house is completely conforming in height, variety of materials(rock, stucco, wood, and shake roof) and color Also, the concrete reveal here is ideal to prevent splash and reduce bugand rodent penetration and potential rotting The sill plate must be at least 6-10 inches, and generally a maximum of18 inches, above the ground.

Indian Springs Ranch The log accents on this house and garage/shop combination are very well done The roof type and color are very appropriate The open breezeway area would not qualify as a carport or garage without being closed in The garage/shop building is well over the height restriction and the lookout is non conforming Overall the house and garage combination look great but would be too large to fit most building envelopes

Indian Springs Ranch This is a good sample of an acreage house and barn/garage combination Both house and barn are both appropriate heights and are set well into the trees and building envelope The roof and window colors are unacceptable; however, the taupe and green trim are good choices and would blend well at Indian Springs This preferred fence style also works very well with the acreage lots

Indian Springs Ranch This 3-1/2 condominium looks more like a 1-1/2 storey building because of the ground grade. The blend of textures is very effective with rock and timber accents, asphalt roof, and boxed window frames The purple would be non conforming as the prime color, but might work well as a contrasting feature on less surface area.
