Overview This presentation was developed to give sellers an overview of the services that I offer to sellers in selling their homes. This presentation will outline my services in three basic categories: The marketing tools I use in creating buyer leads for your property Communication Program My commission reduction program

The Marketing Tools I use in creating buyer leads for your property.

Slide 4: 

Your property is listed on the Wasatch Front Regional Multiple Listing Service. This means that your property is exposed to thousands of agents and brokers, so that they can bring their buyers to see the property. These agents are motivated to bring buyers because I offer them 3% of the commission. By being on the WFRMLS, your property will be shown on thousands of websites that subscribe the WFRMLS IDX Feed, like my website. WFRMLS Listing

Traditional Marketing Postcard campaign directing 600 cards to your neighbors, inviting them to “Pick their new neighbors.” Featured in The Real Estate Book magazine. Attractive sign placed on property with call capture/text message system. Featured in monthly newsletter mailed to my Sphere of Influence

A custom website will be created to showcase your property This website is unique to your property, and features info about the home, photographs, and features that allow buyers to schedule a showing. Showcase Website

A professional photographer will come to your property and take photos at twilight. Twilight hours produce the best lighting conditions to make the photos attractive. Spotlight Home Tours will be hired to produce the multimedia tour, and buyers will be able to see this tour throughout the internet where the listing is seen. Multimedia Tour

Weekly email report you showing the statistics and figures about your listing. Internet traffic report with number of views from each of the Top 3 websites. Number of times your property was viewed on the MLS IDX feed sites. Number of inquiries coming from non internet sources. Weekly Report

As homebuyers view the property, they will be required to fill out a feedback request. This will provide us with valuable thoughts that will help us in creating the ideal situation for producing offers. Feedback Request

Once a good offer comes in, and we go under contract with a buyer, I will be in daily contact to go over any issues or just to say everything is going great. I will negotiate with local title companies to get the best deal on the title work. I will coordinate with the sellers, inspectors, and other professionals until we close. Under Contract

The marketing tools I use to drive buyers to your property will create buyer leads. Although I would like all of these leads to be interested in your property, some of them will not want to move forward on your property. I ask these buyers if they are interested in working with me in finding a different property. I will then help them, and receive a commission if they buy from me. The leads

Without your listing, I would not have been able to work with these buyers. So I give you a reduction on your commission. This reduction in commission is ½% for each buyer closing. How does this help you?

I list your house and charge a 6% commission. Because of my marketing, many buyers inquire about the property. Two of these buyers were interested in my buyer’s services. I work with them and earn commissions on two closings. Your commission is discounted by 1% and you only pay 5% at closing. This is a win-win situation. Example
