1. Civil Work (a) Sub- Structure Sand filling. Anti-termite treatment. Plain cement concrete 1:3:6 as a leveling course provided below the foundations. Foundation: - Column footings, Pedestals, Plinth Beam and columns with RCC M25 grade concrete. (b) Super Structure Columns with RCC M25 grade concrete. Masonry Works :- (i) External walls with 200 mm thick PCC solid blocks. (ii) Internal walls with PCC solid blocks/brick work. (iii) Partition walls with 115 thick Brick work. (c) IRON AND STEEL WORKS Supplying, fabricating and fixing reinforcement for RCC works with high yield strength ribbed cold twisted torque steel of various diameter of grade Fe 415. (d) FLOORING WORKS (i)Wooden Flooring: - Wooden flooring with teak wood (Parquet) size 276x46x10mm with a base course of cement concrete embedded with IRC weld mesh. (ii) Granolithic Flooring: - Granolithic flooring with cement concrete 1:1.5:3 lay over floor concrete and finished smooth with power trowel. (iii) Ceramic Flooring: - Providing flooring with best quality ceramic tiles in cement mortar 1:4. (iv) Kotah Flooring: - Providing flooring with best quality approved kotah stone in cement mortar 1:4 and polished with tin-oxide. (v) Tuf /Epoxy Flooring in selected areas. (e) PLASTERING WORKS (i) Internal plastering: - Plastering of walls with CM 1:4,15mm thick with a neat floating coat of cement for smooth finish. (ii) Ceiling plastering: - Plastering of ceiling including slabs, beams and columns with CM 1:3,10mm thick with a neat floating coat of cement for smooth finish. (iii) External plastering: - Plastering for external surfaces with base coat of 10mm thick in CM 1:4 with water proofing compound of “CICO No:1 or equivalent” and finishing coat of 10mm thick in CM 1:3. (f) PAINTING AND FINISHING WORKS (i)Ceiling Painting: - Providing three coats of shell/fat lime wash over a coat of POP/Gypsum putty. (ii) Internal wall painting: - Providing two coats of first quality oil bound distemper of approved brand and colours over painted surfaces. (iii) External Painting: - Providing two coats of first quality water proof cement paint of approved brand and colour to plastered surfaces. (g) FALSE CEILING WORKS providing and fixing seamless ceiling with gyp board of 12.5mm thick fixed to suspended grid formed of GI perimeter channel of size 20x27x30mm fixed along the wall by using wood screws and metal expansion rawl plugs. (h) DOORS, WINDOWS AND VENTILATORS FITTING DETAILS Doors: - Aluminium Glazed doors at Entrance, Hard wood doors at internal main rooms and PVC doors at toilet rooms. Windows: -Aluminium fixed cum sliding windows with 6mm thick clear toughened glass and stainless steel wire mess fly proofing. 2. PEB WORKS A standard PRE-FABRICATED BUILDING (PFB) system is made up of primary members, secondary members, connections, roof sheeting, wall sheeting, sheeting fasteners, sealer, closures, ridge caps, flashing trim, gutters and downspouts. PRIMARY MEMBERS. Primary structural framing shall include the transverse rigid frame, lean to roof, columns, canopy rafters, interior columns, bearing frame rafters, corner columns and end wall wind columns. SECONDARY MEMBERS. Secondary structural framing shall include the purloins, grids, eave struts, wind bracing, flange bracing, base angles, clips and other miscellaneous structural parts. ROD/ANGLE BRACINGS. Diagonal rod/angle bracing shall be provided in the roof and side walls to brace the building against wind load. Rod/Angle bracing is essential to the stability of the building. 3. SAUNA & STEAM (i) Supplying, fitting, installing, erection and commissioning of sauna bath 9 Sqm. The sides of sauna to be completed in all respects wit wooden slab flooring, wooden wall paneling, concealed piping and associated equipment for producing heat. The seating platforms will also be of wood. The quality of wood should be well seasoned and approved quality hard wood. The equipment to be source from approved manufactures. Rate is inclusive of cost of providing required door & false ceiling. (ii) Supplying, fitting, installing, erection and commissioning of steam bath 9Sqm. The rate to include for all the steam generating equipment, piping, floor drainage grating, floor drain piping, steam circulation equipment, insulation, safety features, thermostats and the necessary false ceiling suitable for moisture protection and vapor barriers and entrance suitable aluminum door with air tight. The sides of steam and flooring will be in ceramic tiles and the seating in granite slab. The flooring, wall tiling and granite slab for seating will be measured separately.
