Their story is typical of the type of case we handle dozens of times each and every month.Summer 2010: Summer 2010 Bob and Sue Jones, both in their early 40’s, had been living in a home they rented in an upscale neighborhood for a few months when they both noticed they had developed respiratory problems.Fall 2010: Fall 2010 Bob’s respiratory problems became worse eventually leading to a trip to the hospital when he was unable to catch his breath. Bob had no known illnesses and was otherwise healthy. The doctors treat Bob with steroids and antibiotics but his condition did not improve.November 2010: November 2010 After months of declining health and researching possible causes online, Bob and Sue decide to have their home inspected for possible mold contamination. Based on their Research they selectedInterior Inspection: Interior Inspection The certified team of Mold Aid inspectors conducted a thorough inspection of all accessible areas inside the home including the attic, HVAC system, and ductwork.IR Thermal Imaging: IR Thermal Imaging The inspectors used state of the art infra-red thermal imaging cameras to identify hidden pockets of moisture. These $20,000 tools detected elevated moisture in wood flooring and lower sections of wall.Mold Needs Moisture: Mold Needs Moisture Elevated moisture was then confirmed and documented using a moisture meter. Mold needs moisture in excess of 16% and levels we identified moisture levels at 25%+.Hidden Mold: Hidden Mold While Bob and Sue suspected mold might be the problem, they did not see obvious areas of large mold growth. During our inspection, we found storage items covered in mold but hidden from sight.Exterior Inspection: Exterior Inspection The interior inspection pointed to a moisture problem from under the main level floor. Our inspectors evaluated the home’s exterior as well as the crawlspace.Moisture Source: Moisture Source Once inside the crawlspace, the moisture source was obvious to our certified experts. Water vapor was pushing through the pores of the block foundation walls.Efflorescence: Efflorescence Vapor pressure from moisture around the foundation pushes through the pores. The white substance on the blocks is called efflorescence and is due to the vapor seepage.Mold Source Found: Mold Source Found That vapor builds up in the crawlspace, raising the relative humidity levels up to the point where materials, like the joists, are wet enough to support mold growth. There was mold throughout this crawlspace.Swab Testing & Analysis: Swab Testing & Analysis The inspectors collected a swab sample of the suspected mold in the crawlspace. This sample is sent to the lab to identify the type of mold. Air Testing & Analysis: Air Testing & Analysis Using a calibrated spore trap, the inspectors run a measured amount of air across a specially treated slide for the lab to identify the types and levels of molds airborne. Samples are collected from several areas inside the home and an exterior sample is used as the baseline for what is considered normal mold levels.Test Results: Test Results When the lab results came back, they showed Penicillium Aspergillus on the swab from the crawlspace and airborne throughout the home at extremely high levels - over 50,000 spores per cubic meter of air which was more than 800 times higher than the exterior levels found.What Does That Mean?: What Does That Mean? Penicillium/Aspergillus is a large grouping of mold. Most species are classified as allergenic. A few, rarely found, species are toxigenic. These mold types are extremely small. Small enough, to bypass the bodies natural filters and get deep into the lungs.Results Can Aid Doctors: Results Can Aid Doctors We are mold experts, not doctors.
