When selling your home you have to know what you need to tell any perspective buyer who really considers purchasing your house. It may seem counterintuitive to rattle off all of the flaws and hiccups about the house to someone that you hope will buy it from you, however when they have it inspected the inspector will find most of them anyway and then the buyer is less likely to trust for keeping it from them. You want to have a good rapport with potential buyers so that they feel comfortable with you.

You have lived in that house for a while. You are the one who knows it best. It will sound better coming from you if you’re the one to say, “hey, by the way, the water heater makes this funny noise sometimes, just adjust this right here and it will be fine, always worked for me” than it would if the inspector tells them the water heater is faulty and it seems like you purposely hid it from them.

By law there are certain things that you must disclose to the buyer, although it is better to get everything out into the open here are some of the things you have to come forward with. If your home was built before 1978 than you have to have it checked for lead paint because they didn’t know the harmful effects back then. You also have to fill out a disclosure form. All houses built after that date is exempt from this rule. While state laws vary, your real estate agent will know them for your state. Some state have you fill out a disclosure form stating all of the problems that you are aware of such as termites or termite damage, mold, leaks, bad plumbing and so on.

If you are not aware of any problems with the house then you sign a form attesting to that fact. Sometimes you also have to disclose information about flood zones or the area being prone to earthquakes and other natural weather problems. Other area specific rules may apply like if you are near any pollution causing plants or in a historical district where the historical society might need to approve any changes to the house. Again, your real estate agent will know which apply to you and which do not.

Repairs that have been made to the house are always good to disclose. If you had plumbing issues in the past and had a full copper re-pipe done on the house they should know that the plumbing is now all good and brand new. These good aspects like a new roof or appliances will be an important asset to disclose to potential residents and current homeowners. Everyone likes to know when things went wrong and that they have been righted. Any renovation to the house such as a room that was not original to the house or a redone or remodeled kitchen or bath is always great to disclose to perspective buyers as well.
