Trees in close proximity can be used as protection as wind breaks and snow fencing, but trees in close proximity can cause problems with leaves plugging drains.Site Selection: Site Selection Selecting your building site: Selecting your building site You want to select a site that has plenty of room for expansion, and easy to get to You want to make sure the site has a firm building site, avoid low areas and areas that are soggySite Selection: Site Selection We chose to build our facility near Rosemount, Minnesota Near the Twin Cities-Metro area Many horses in the area Good opportunity for income Site Selection: Site Selection It will be 60 stall boarding operation with 6 paddocks 3 acres each pen to turn the horses out during the day There is a indoor riding arena for the customers to ride in during the winter or in bad weather Also outdoor arenaSite Selection Continued…: Site Selection Continued… We inherited 20 acres of land Good location, just off of MN HWY 3 The soils in the area are sandy-loam Gently rolling hillsMPCA and Zoning: MPCA and Zoning Close to city Far enough away to be out of zoning area MPCA rules Need permit If managing 50 or more horses Or 10 or more in shore-land area 1000 lbs = 1 horse = 1 animal unit 60 animal units on farmBuilding Site: Building Site Our site is an even, level site towards the center of the property. We contracted a bulldozer operator Level ground Push down unneeded trees and brush Demolished old trailer houseBuilding Site Preparation : Building Site Preparation Hauled in loads of clay Clay was packed down with bulldozer Firm the site Keep site from shifting Raise the site higher than the land around it Gravel was brought in Piled on clay to give even building site Help raise the building siteBuilding Site Prep Continued: Building Site Prep Continued Prevents water from seeping underneath the building Prevents soil from shifting Prevents cracks in cement Good foundation for the cementBlue Prints: Blue PrintsDrainage: Drainage Land is sloped away from building Filter strips were installed to filter water flowing into drainage ditch and surface water areas This will keep water support Box Stall: Box Stall Sliding door and complete sliding door kit The 8’easy rollers, stay roller and doorstop and horse proof latch The door is 4ft wide and 7ft high Hinged feed door on front
