Greenwich Peninsula, London The regeneration of 300 acres of disused, contaminated land as a mixed use development, creating a new urban quarter for London. Jones Lang LaSalle advised the Government’s Urban Regeneration Agency on the commercial vision to ensure deliverability and on the joint venture development vehicle. The project pioneered new approaches to urban regeneration and demonstrates our multi-disciplinary approach. We are currently the office leasing agent for Meridian Delta Ltd. The Bridge, Dartford A 260-acre site being developed by Dartford Borough Council in partnership with ProLogis and George Wimpey. Jones Lang LaSalle has advised throughout development strategy and implementation. Our advice has included optimum mix of uses, creating a development brief and managing developer selection. Following the selection of ProLogis, site infrastructure was funded by the Sale of Phase 1 – a 1,500 unit residential development and the pre-sale of a 670,000 sq ft distribution centre let to Sainsburys. London Road, Barking A 2.5 acre site identified by London Borough of Barking & Dagenham and English Partnerships as a strategic site having potential to make a significant contribution to the regeneration of Barking Town Centre. Jones Lang LaSalle undertook demand assessment analysis to establish the development concept and identify the development opportunities and constraints. Working with architects Rick Mather Associates we developed a series of options based on the proposed development use and phasing and developed a bespoke discounted Cash Flow financial model to identify the viability of different scenarios. Our findings have enabled the Council and English Partnerships to understand the potential public sector funding required to support implementation of the project. Silvertown Way, London The Silvertown Way site is a significant part of the wider regeneration of Canning Town. The London Development Agency (LDA) appointed Jones Lang LaSalle to seek a Development Partner to bring forward the comprehensive development of this strategically important 6.83 acre site adjacent to the Canning Town Transport Interchange. The LDA have a confirmed Compulsory Purchase Order (CPO) and are assembling the site through CPO acquisition. In tandem with this CPO process we sought Expressions of Interest during Dec ’06 and Jan ’07. A detailed evaluation of Stage I took place and a shortlist of 6 preferred Development Consortium were selected. We also provided advice to the LDA as part of the CPO Public Inquiry in Jan ’07. Stage II of the Development Partner Selection process in currently underway and going forward, we will be working with the LDA and their stakeholders to carry out a detailed evaluation of the tenders and assist the LDA through the Development Agreement contract negotiations and legal exchange THAMES GATEWAY CURRENT PROJECTS

Town Centre, Barking London Thames Gateway Development Corporation (LTGDC) are in the process of developing their project plans in order to secure central Government funding for an integrated series of projects across Barking Town Centre. The objective was therefore to produce a more detailed and robust analysis of these options in order to prepare a full Greenbook Economic Appraisal. Initially, Jones Lang LaSalle conducted a review of the local market and relevant policy documents. Working with architects and cost consultants, we worked up a series of development scenarios based on potential uses, phasing and the regeneration objectives of the client. We then tested these in a series of bespoke financial models to illustrate the impact of potential investments in various schemes around the town centre St Andrew’s Hospital, London Jones Lang LaSalle was appointed by the London Development Agency (LDA) to undertake a Joint Venture Partner selection process in relation to a 3 hectare site in the heart of the Lower Lea Valley. Through regular consultation meetings with the key stakeholders (Housing Corporation, Department of Communities and Local Government, London Thames Gateway Development Corporation and the London Borough of Tower Hamlets) on behalf of the LDA we were able to ensure that all of the varied aims and aspirations were taken into consideration. We then devised a developer selection strategy, and took the opportunity to the market through extensive Stage I and II marketing campaigns. A preferred development partner was selected in January 2007 and we are currently leading the negotiations on behalf of the LDA to agree the Development Agreement. The scheme is expected to deliver around 900 new homes for London, half of which will be affordable housing THAMES GATEWAY CURRENT PROJECTS

River Roding, Barking Jones Lang LaSalle was appointed by London Thames Gateway Development Corporation (LTGDC) to provide commercial and strategic advice on the development options for Barking River Roding. We undertook market research to establish the values for each use identified in the masterplan and this information was fed into initial cash flow appraisals to test the viability of proposed options. A viability presentation was produced advising LTGDC on the most viable option for the site. Going forward once a preferred option is identified we will undertake a more detailed viability assessment to enable a financial evaluation of the mix of uses identified and provide indicative project costs and receipts Stratford City, London At 50 ha Stratford is one of London’s largest strategic development opportunities and possess excellent existing and proposed transport infrastructure, including an international rail station on the Channel Tunnel link. The masterplan development proposals for the site total 13.5m sq.ft of new development uses including offices, 4,500 homes and major retail and leisure facilities including the London 2012 Olympic Village. Instructed by London & Continental Railways (LCR), Jones Lang LaSalle have been working with them over the last year in structuring and managing a development/ investor partner selection process under OJEU (European Commission) regulations to deliver a partner that can deliver against the wider masterplan as well as the obligation to deliver the Olympic village for the UK Government, alongside Westfield and the Olympic Delivery Authority. Canning Town Masterplan, London Jones Lang LaSalle was appointed to advise English Cities Fund, Newham Borough Council and the London Development Agency on the development of a masterplan to provide a phased mixed-use development plan for some 21 hectares within Canning Town centre. Working in conjunction with the client steering group we undertook a 3 month study involving examination of land ownership and land acquisition costs and an economic, social and physical appraisal of the area. We also undertook an analysis of the competitive positioning of the area in particular with regard to significant development proposals which could impact the long term positioning of the town centre. The study identified the physical and economic constraints and potential of the area. In particular, the potential re-engineering of road infrastructure to enable the creation of new development sites and the downgrading of traffic movement and increasing pedestrian accessibility. We also produced a development financial appraisal to identify overall project viability and potential public sector funding requirements as well as sensitivity analysis to establish the optimum development options. We have subsequently been retained to advise on aspects of masterplan implementation. THAMES GATEWAY CURRENT PROJECTS
